Description

A ca 200 mtr crushed rock path guides you fron the main street into a small forest. This private path is used only by the three parties of the properties close-by and divided by an iron gate from the surrounding streets. The first glimpse is caught by the beautiful cypresses that surround the property and the eugonic cactus and aloevera plants. In front of the property is a free zone that provides enough spact to park 2-3 cars. There is another small path behind the small entrance gate that leads to the detached one-family home.  This object shows its magically and almost enchanted character on the first view. 

The house is surrounded by a terrace that is vested with typical Sicilian tiles and partially roofed. Further, it is overgrown with the runner "vita americana" what also supports the romanitc athmosphere that this house sends out to its visitors. You enter the house through beautiful wooden doors with glas and metall components and arrive in the bright kitchen that is big enough to realize an eat-in kitchen. The kitchen made of stones with integrated wooden kitchen is the eye-catcher of the room. It is decorated with wonderful tiles in Sicilian stile and provides a lot of space for storing as well. The daily cooking can be done with gas or traditionally with wood. All rooms of the house have a roof height of 3,20 mtr and in majority big windows, that allow the access of a lot of light.        

​The passage to the living room is located at the end of the kitchen, Also this room offers an eye-catcher, a big and open fireplace that invited to cosy hours on the sofa during the winter. Am Ende der Küche befindet sich der Durchgang zum großen Wohnzimmer. Here, as well as in the kitchen, there is an access to the terrace. From the living room you can access the small bathroom with shower and natural light as well as the spiral staircase that leads to the first floor. 

​At the first floor, two bedrooms and a big bathromm with bathtub can be accessed from the main corridor. The bigger bedroom is located at the end of the corridor and partially faced with wood. It has also an access to the ca 35 m² terrace of the first floor. The terrace is covered with tiles and can be reached externally from the ground floor via stone stairs. That arrangement has the advantage that the house can be used as a two apartment house as well,. Further, it can be devided in two apartments from the inside. The weathering on the terrace has been optimized by the owner, but it should be beautified for esthetic reasons.  Another area is located on the roof, tiled and accessable by a steep track. If other stairs will be build it can also become a roof terrace.   

​Let´s go back to the garden. It is, as metioned, surrounded by cypresses and fenced in part. The garden offers a garden house with roofed outside kitchen and seating, a stable with fenced outside area for chicken, another garden house with shower and the 5000 ltr cistern. The cistern can be put underground in the future and is connected to the public water supply. However, the garden hides some treasures as well, for example benches and a fountain made of stone and lovely decorated with engraved patterns.  They underline the romantic and magically character of our Casa da Favola. Another eye-catcher is located in the garden, a bick-built pizza oven that is traditionally heated with wood. Up to noe, there is no swimming pool, but it can be realized with construction plans and permisses. The owner did not request the permisses for the buildings in the garden so far.

The garden contains the typical mediterranean vegetation, Aloevera. grapes, figs, medlar, apricots, mandarins and olive trees (ca 50 ltr of olive oil production). However, some work should be invested in the garden that will make it look bigger and more tidy.  An irrigation system is already installed. All in all, this is the classical case of a house that can be renovated by "do it yourself". If one wants to keep the charme of that house can move in even direktly. A habitable permission is existing.

​The owner wants to sell the house because he is single and prefers to live closer to his daughter in Cefalu. The price for this house is 129.000,- € negotiable + 3,6 % commission (incl. support with Italian language until the conclusion of the contract.)
